Home / Insurance Q&A / LANDLORD

How should I insure rental properties, Airbnb units and homes owned by an LLC?

SHORT ANSWER

A rental needs a landlord policy (DP3), not an owner-occupied homeowners policy, and tenants should carry renters insurance for their belongings. Short-term rentals like Airbnb may be excluded or limited under a standard landlord policy and usually need a dedicated policy. Homes owned by an LLC generally can't go on a personal umbrella and need commercial coverage.

1

Long-term: landlord policy

Covers the structure, loss of rent and landlord liability, not tenant belongings.

2

Short-term: confirm separately

Airbnb-style rentals need a dedicated policy or endorsement; don't assume coverage.

3

LLCs and umbrella

Personal umbrellas usually exclude LLC-owned property.

Owner-occupied vs rental

OWNER-OCCUPIED (HO3)
  • Dwelling, belongings, liability
  • Priced for owner occupancy
  • No longer fits once rented
RENTAL (DP3 / LANDLORD)
  • Dwelling
  • Loss of rent
  • Landlord liability (sometimes added)
  • Tenants buy renters insurance

The first quoting question is whether you live there or rent it out; a rented ADU matters too. Vacant or remodeling homes usually need specialty coverage.

When a tenant causes damage

If a tenant breaks a pipe, shut off the water, take photos and call your agent. Coverage depends on the cause (sudden vs long-term leak) and policy terms; you may also recover from the tenant.

Umbrella and LLCs

  1. Rentals in your own name

Usually eligible for a personal umbrella if each property meets the minimum liability limit.

  2. Rentals owned by an LLC

Personal umbrellas generally exclude them; use a commercial umbrella or the LLC's own liability policy.

  3. Short-term rentals

Like using your personal car for rideshare, the risk is different and the umbrella may be affected.

  4. Driving records count

Umbrella underwriting reviews every driver in the household.

A real case: several rentals, one umbrella

CALIFORNIA · LANDLORD UMBRELLA

A client with two cars, a primary home and five rentals in different states wanted more protection. After confirming each property met the umbrella minimums, we placed a $5M personal umbrella, and flagged that a newly purchased home planned for Airbnb needed separate handling.

Results depend on individual circumstances. Identifying details removed.

Frequently asked questions

Can I keep my homeowners policy after I rent the house out?

No. A rental needs a landlord policy; otherwise a claim may be denied.

Should my tenants buy renters insurance?

We recommend requiring it in the lease; the landlord policy does not cover tenant belongings.

Can I add a newly purchased home to my umbrella mid-term?

It depends on the insurer; with many properties it may need to wait for renewal underwriting.
